Foundation & Earthquake Retrofitting in Los Angeles
Los Angeles homes built before 1980 mostly aren't bolted to their foundations — and it shows in every major quake. We retrofit foundations with bolting, bracing, and engineered hardware that keeps your house on its footing when the ground moves.
How We Handle Foundation & Earthquake Retrofitting
Typical residential scope: anchor bolts connecting sill plates to the foundation, plywood shear bracing on cripple walls, and connection hardware rated for seismic loads — engineered to the LADBS standard plan or a site-specific design where the structure needs it.
We also repair and underpin damaged foundations, replace failing sections, and handle soft-story conditions over garages. Retrofits often qualify for EBB (Earthquake Brace + Bolt) grants — we'll flag it if your home is eligible.
Foundation & Earthquake Retrofitting FAQs
How much does earthquake retrofitting cost?
Typical bolt-and-brace retrofits on raised-foundation homes run $5,000–$15,000. The state's EBB program offers grants up to $3,000 for qualifying homes — we'll check your eligibility.
Does my house need a retrofit?
If it was built before about 1980 on a raised foundation and hasn't been retrofitted, almost certainly yes. A crawlspace inspection during a free site visit answers it definitively.
Does retrofitting disrupt living in the house?
Barely — the work happens in the crawlspace and takes roughly 2–5 days. No moving out, minimal noise, huge downside protection.
