Flat roofs (more accurately described as low-slope roofs — they have a slight pitch for drainage) are common on commercial buildings throughout the Valley and LA, and on mid-century modern residential properties. They require different materials and maintenance than sloped residential roofing.
Flat Roof Systems Used in Los Angeles
TPO (Thermoplastic Polyolefin)
The most common flat roof membrane system for commercial buildings in LA. TPO is a single-ply membrane that reflects UV radiation (white or light gray color), providing excellent energy performance in California's hot climate.

EPDM (Ethylene Propylene Diene Monomer)

Modified Bitumen
An asphalt-based membrane modified with polymers for improved flexibility. Applied in multiple layers (torch-applied or self-adhering). Long track record in the LA market.

Built-Up Roofing (BUR)
The traditional "tar and gravel" flat roof. Multiple layers of asphalt and reinforcing fabric, topped with gravel. Less common in new installation but still found on older LA commercial buildings.

Key Flat Roof Maintenance Points
Drains and scuppers: The most common flat roof failure point is drainage — blocked drains cause ponding water, which eventually penetrates through any membrane. Clear drains twice annually at minimum.
Flashings: Where the membrane meets walls, curbs, skylights, and HVAC equipment is where leaks most commonly originate. Inspect flashings annually.
Ponding water: Standing water more than 48 hours after rain indicates inadequate slope or blocked drainage. Ponding accelerates membrane degradation and adds structural load.
For commercial buildings with HVAC on the roof: HVAC foot traffic, refrigerant lines, and equipment vibration all stress roof membranes. Specify reinforced walkway pads for any areas of regular foot traffic.
