Cripple wall collapse: Cripple walls are the short wood-stud walls between the foundation and the first floor framing. Cripple wall bracing (adding plywood sheathing to these walls) is the single most effective retrofit for most Valley homes.
Anchor bolt deficiency: Many older homes weren't bolted to their foundations at all — they simply sat on top. In an earthquake, the house can slide off the foundation. Anchor bolts (or mudsill plates) connect the framing to the concrete foundation and prevent this.
Soft-Story Buildings (Apartment Buildings)
LA's mandatory soft-story retrofit ordinance (Ordinance 183893) requires owners of certain apartment buildings with soft stories (typically ground-floor tuck-under parking) to seismically retrofit them. This is not voluntary — it's a requirement with deadlines. If you own an apartment building in this category, the retrofit was required; if you're buying one, verify it's complete.
The BRACE + BOLT Program
The City of Los Angeles (and some other municipalities) offer the BRACE + BOLT program, which provides grants for seismic retrofitting of wood-frame homes on raised foundations. Yes. Many earthquake insurance providers offer premium discounts (typically 5–15%) for homes with documented seismic retrofit. California Earthquake Authority (CEA) policies recognize retrofit completion through documentation.
